Avery Park HOA Board meeting.  

12/31/2020 Officers meeting 

Scott Boggs motioned to open the meeting 

Chris Tansey seconded the meeting. All members were in favor.  

The annual meeting will be scheduled 

Kristene Newcomb motion to hold the general meeting Tuesday 19 of January according to availability. Chris Tansey seconded the meeting for the 19that the ballroom.  

Use funding to get a lawyer on retainer to ensure that the board is following legal courses of action.  

Examples of concern: 

  • People not in compliance. What are the ramifications for not enforcing rules? 

  • What recourse do we have as a HOA for those not paying dues?  Fewer people are behind in dues, what actions should be taken for those that are still behind? 

  • Several other examples were brought up.       

 

Scott Boggs made a motion with the board to investigate retaining a lawyer to answer questions. Kristene Newcomb seconds the motion. All members were in favor.  

A formal request for solar panels. Not covered by HOA. Could be considered with a request for a variance. Variances must be based on keeping the property value up.    

Kristene Newcomb made a motion to consider a variance for the installation of solar panels. Scott Boggs seconded it. All board members agreed. 

Variance application must be added to the website.  

Kristene Newcomb motioned to adjourn. Scott Boggs seconded the motion to adjourn. All were in favor.

Hoa General Meeting 12/10/19

Scott Boggs called the meeting to order.

Kristene Newcomb seconded.

It was established that a quorum was not present, therefore no vote was held.

Scott Boggs gave the members contact information for all board members.

Scott Boggs review the covenants and the need for ARC forms.

Update on activities was give.

  • Removed out dated equipment from park

  • Removed and replaced fence

  • Attained liability insurance

  • Board meet twice this year

  • Park mowed 8 times

  • Road repaired

  • All bills paid and current

Financials were updated

    Can Not have Livestock (chickens)

    You cannot have the following in front of your dwelling

              Parked or stored vehicles

              Broken rusty equipment

              Trash appliances furniture or other waste

              Travel Homes and RVs

               Repair or take down fences

               Pay your dues (New home owners are paying dues)

               Call if you have questions

               Goals for this year:

               The board will look into taking people that do not pay dues to small claims court.

The board will start assessing penalties

           Warning letter each violation

            Fine for violations

What else?

            Speed bumps should be considered if we continue to have commercial vehicles on Siebert traveling through.

Avery Park HOA Membership Meeting

Date: July 26, 2018

Comfort Inn Suites

Meeting was called to order at 6:30

Scott Boggs motioned for the meeting to begin.

Kristene Newcomb 2nd the motioned that the meeting would be called to order.

We did not have a quorum. Fourteen households were represented.

The board members were given the phone numbers for the current board.

Scott Boggs went over the activities the HOA accomplished.

Removed out of date equipment for park

Removed and replace fence around the park.

Attained liability insurance on neighborhood and borde minimized bills

Board meet three times this year

Park mowed 7 times

All bills paid.

Financial Update was reviewed. Thirty-one homes are paid up.

Motion to accept financial report was made by Tracy Verono, motion was seconded by Cervantes Avino.

Reminders about the need for ARC approval before building.

Reminders on covenants and restrictions.

New business:

Goals for next year.

The floor was open to questions. One member thanked the board, he asked about crime stats and asked about how many were not paying.

A question was asked about mowing the pipeline area. It was discussed that if we have it in the budget to mow additional areas that would be considered.

The membership discussed households that are not paying their dues.

Motion to adjourn the meeting was Roy Tambunga, Chris Tansey seconded it.

Updates:

      Motion to call the meeting to order and a second.

      11 homes were represented.

      Board members phone numbers have been given out.

      Introductions

  •                   Build a website at no cost

                               Legal docs and forms are included

  •                  Suggestion were made to have: Updates from the board

                               Develop more efficient ARC form,

                               Write guidelines on out buildings

                               Electronic Signatures not available at this time

  •                   Set up communication with Commisioner not done yet

  •                   Better communication currently we have the website, facebook, yahoo groups and email, Phone numbers were also given

  •                    out

  •                   Decide to make the park green space at a future meeting

  •                   Insurance reduce to $1200. from $1700. by getting rid of play ground, car insurance (drive around) and third party    

                         insurance. (which is not needed since we do not have a management company.

  •                   Decide and implement system of collecting past dues

                                   If people begin to pay we can drop dues

                                   People past due will pay original amount until the dues are caught up

                                   No penalties or interest for past due to date.

  •                    Lawyer lined up, but not enough to pay for it

  •                    Have Lawn care set up.  New lawn care cost $265.  

  •                    Website is complete.

  •                        15 paid both of the past two invoices

                              31 families paid one invoice                 

Financial Update

  • Regular Bills/Annum

  • Lawn Care  $265. = $3180.

  • Security Lights $715. = $8580. 

  • Insurance $261. = $3140.

  • Taxes   414. = $168.

  • Total Monthly $1255.

  • Total Yearly $15068.

60 homes need to pay dues to break even

  • Account Balance $7820.

 

Goals for next meeting:

           Set date for board meeting

           Decide on better sign

           Green space

     Made good progress

     Impossible to reduce HOA dues at this time

     Difficult to pay bills if everyone does not pay dues.

People entering the Neighborhood thinking there is not HOA

37 homes have stopped paying dues and owe 1-3 back payments

37 homes that have significant balances owed. 

 

Board will investigate Paypal in order to make payments easier to make.
