Avery Park HOA Board meeting.
12/31/2020 Officers meeting
Scott Boggs motioned to open the meeting
Chris Tansey seconded the meeting. All members were in favor.
The annual meeting will be scheduled
Kristene Newcomb motion to hold the general meeting Tuesday 19 of January according to availability. Chris Tansey seconded the meeting for the 19that the ballroom.
Use funding to get a lawyer on retainer to ensure that the board is following legal courses of action.
Examples of concern:

People not in compliance. What are the ramifications for not enforcing rules?

What recourse do we have as a HOA for those not paying dues? Fewer people are behind in dues, what actions should be taken for those that are still behind?

Several other examples were brought up.
Scott Boggs made a motion with the board to investigate retaining a lawyer to answer questions. Kristene Newcomb seconds the motion. All members were in favor.
A formal request for solar panels. Not covered by HOA. Could be considered with a request for a variance. Variances must be based on keeping the property value up.
Kristene Newcomb made a motion to consider a variance for the installation of solar panels. Scott Boggs seconded it. All board members agreed.
Variance application must be added to the website.
Kristene Newcomb motioned to adjourn. Scott Boggs seconded the motion to adjourn. All were in favor.

Scott Boggs called the meeting to order.

It was established that a quorum was not present, therefore no vote was held.
Scott Boggs gave the members contact information for all board members.
Scott Boggs review the covenants and the need for ARC forms.

Meeting was called to order at 6:30
Scott Boggs motioned for the meeting to begin.
Kristene Newcomb 2nd the motioned that the meeting would be called to order.

We did not have a quorum. Fourteen households were represented.
The board members were given the phone numbers for the current board.
Scott Boggs went over the activities the HOA accomplished.
Removed out of date equipment for park
Removed and replace fence around the park.
Attained liability insurance on neighborhood and borde minimized bills
Board meet three times this year
Park mowed 7 times
All bills paid.
Financial Update was reviewed. Thirty-one homes are paid up.
Motion to accept financial report was made by Tracy Verono, motion was seconded by Cervantes Avino.
Reminders about the need for ARC approval before building.
Reminders on covenants and restrictions.
New business:
Goals for next year.
The floor was open to questions. One member thanked the board, he asked about crime stats and asked about how many were not paying.
A question was asked about mowing the pipeline area. It was discussed that if we have it in the budget to mow additional areas that would be considered.
The membership discussed households that are not paying their dues.
Motion to adjourn the meeting was Roy Tambunga, Chris Tansey seconded it.

If people begin to pay we can drop dues
People past due will pay original amount until the dues are caught up
No penalties or interest for past due to date.

Have Lawn care set up. New lawn care cost $265.
